Home Builders Slash Prices as Demand Plummets
21 Oct
Summary
- 43% of builders cut prices in October, highest since 2020.
- Builder confidence hit lowest level since June 2012.
- New homes are nearly $40,000 cheaper than existing homes.

Facing the lowest buyer traffic since April 2012, excluding the initial pandemic phase, 43% of home builders implemented price reductions in October. This represents the highest proportion of builders offering discounts since 2020.
Builders are contending with escalating construction expenses, including elevated interest rates for loans, increased material and fuel costs, and labor shortages amplified by immigration enforcement. This confluence of factors has driven builder confidence to its lowest point since June 2012.
Despite these hurdles, the current market presents a favorable opportunity for prospective homeowners. As of August, newly built single-family homes were approximately $393,700, nearly $40,000 less than the median price of existing homes.
This price disparity is particularly pronounced in regions like Austin, Texas, and Raleigh, North Carolina, where new homes offer substantial savings per square foot compared to older properties.
