In the early 1970s, Bollywood stars like Amitabh Bachchan, Dharmendra, and Jeetendra discovered the tranquil Juhu-Vile Parle Development Scheme (JVPD) in Mumbai, drawn to its privacy and open spaces. However, the once middle-class enclave has undergone a dramatic transformation over the past three decades.
As of 2025-11-16, the 200-acre JVPD, which includes 42 acres of internal roads, has seen a surge in redevelopment activity. Property prices in the area have skyrocketed, with the last transaction for an 800-square-yard plot reaching a staggering Rs 100 crore, up from just Rs 8,400 when the area was first planned in the 1950s.
The redevelopment frenzy has been fueled by the government's Transfer of Development Rights (TDR) policy, which has allowed for the addition of extra floors to existing buildings. This has led to a significant increase in density, with open spaces and parking areas drastically reduced. Experts warn that the current situation is unsustainable, with the city's climate crisis vulnerabilities exacerbated by the aggressive build-more syndrome.
Despite the changes, JVPD remains a sought-after address, particularly for Bollywood celebrities. Amitabh Bachchan, for instance, has owned multiple properties in the area over the years, including a small rental bungalow in the 1970s and a larger house called "Pratiksha" on 10th Road.
