BNP Paribas Bets Big on CRE Risk Transfer
16 Apr
Summary
- BNP Paribas plans a significant risk transfer for commercial real estate loans.
- The transaction covers approximately €1 billion of loans, about 6% of the portfolio.
- Banks use SRTs to hedge against loan defaults and improve solvency ratios.

BNP Paribas SA is reportedly planning a significant risk transfer transaction tied to its commercial real estate loan portfolio. Discussions involve approximately €1 billion, representing about 6% of the total portfolio.
This strategy is increasingly adopted by lenders to hedge against growing risks in the commercial real estate sector. Global economic headwinds, rising energy costs, and higher interest rates are dimming prospects for CRE, impacting rental growth and capital values.
Banks utilize credit risk transfers as a tool to insure loans against default. Typically, these transactions offer protection for 5% to 15% of the loan value. This enhances solvency ratios and provides flexibility for new lending, acquisitions, or shareholder returns.
The market for SRTs shows resilience, with a recent survey indicating continued openness despite broader investor concerns about defaults and rising borrowing costs stemming from geopolitical turmoil.
Other major banks, including Banco Santander SA and Commerzbank AG, are also reportedly exploring similar SRTs for their commercial real estate exposures. Earlier this year, NatWest Group Plc completed a substantial SRT covering around £3.5 billion in CRE loans.
