An 18-storey residential tower in Bengaluru, developed by SNN Raj Corp, is being voluntarily demolished due to a tilt, an event described as unprecedented by Karnataka Real Estate Regulatory Authority Chairman Rakesh Singh.
Despite the project having received an Occupancy Certificate, the developer decided to rebuild after an external consultant's error was identified. The demolition and reconstruction process is estimated to cost ₹20 crore and will take approximately 24 months.
Developer SNN Raj Corp has approached the Bruhat Bengaluru Mahanagara Palike for demolition permission and informed Karnataka RERA about the situation. The company stated that all affected homebuyers have been informed and have accepted the decision.
Authority Chairman Rakesh Singh suggested that the developer could receive a one-year extension under Section 6 of the RERA Act to complete the project. He also advised the developer to adequately compensate affected allottees for rent they would have otherwise avoided.
Singh noted that while building technology in India has advanced, such voluntary demolitions due to structural issues are rare. The developer's choice prioritizes long-term structural integrity and customer safety over financial considerations.
