As of November 2025, Aspen, Colorado has become a haven for the ultra-wealthy, with the average home price reaching a staggering $18 million in the third quarter of the year. The town, once known for its small-town charm and bohemian vibe, has undergone a dramatic transformation, with luxury home sales over $10 million hitting record highs in the second quarter of 2025.

Despite the limited inventory, transactions in the top-end of the market have soared, with 23 sales over $20 million in the first half of 2025 – a 92% increase from the same period in 2024. This trend has not gone unnoticed by longtime residents, who lament the loss of Aspen's down-to-earth character, as mom-and-pop stores and dive bars have been replaced by high-end chains and flashy displays of wealth.

However, Aspen's allure remains strong, attracting a new wave of affluent families from California, Texas, and New York, as well as reality TV stars, racing car drivers, and influencers. The town's reputation as a billionaire's playground has only grown, with the likes of Amazon founder Jeff Bezos and his wife Lauren Sanchez Bezos hosting lavish events at local hotspots.

While some residents are choosing to cash out and move to nearby mountain towns like Jackson Hole, Sun Valley, and Telluride, Aspen's real estate market shows no signs of slowing down. Agents report an ongoing influx of buyers willing to pay double-digit millions for homes, driven by sustained international and domestic demand, as well as strict zoning regulations and limited development capacity.
