Gainesville Approves Affordable Housing Plan
9 Sep
Summary
- County staff will negotiate a grant for affordable housing.
- Hutchinson Foundation proposed 55 homes and senior rentals.
- Commissioners favored Hutchinson's community-focused design.

The Alachua County Commission has unanimously moved forward with plans for the Legacy Project development in east Gainesville, authorizing county staff to negotiate a grant with the Hutchinson Foundation. This initiative aims to construct affordable and sustainable housing on a more than 13-acre site.
The Hutchinson Foundation's proposal includes 55 for-sale homes, 24 age-restricted rental units for seniors, and diverse housing options to optimize land use. Additionally, 17 units will be permanently affordable through a Community Land Trust.
This project emphasizes community integration with plans for a 14,000-square-foot commercial space, including a farmer's market hub, and a daycare facility. Commissioners specifically praised the Hutchinson Foundation's focus on resident input.
In contrast, a proposal from PLAD Homes, featuring smaller units and a less community-oriented design, did not receive commission support. Commissioners felt PLAD's plan lacked neighborhood features and resident-focused elements.
The development is projected to take approximately 4.5 to 5 years from grant award to full stabilization. This decision reflects a commitment to addressing housing needs while fostering community well-being in east Gainesville.
