Mumbai-based Arnya RealEstates Fund Advisors has successfully launched a significant ₹750-crore Category II Alternative Investment Fund (AIF), named Arnya Real Estate Fund III - Preferred Capital. This initiative is a strategic partnership with Casagrand Premier Builder, with a clear focus on residential real estate investments.
The fund is set to deploy between ₹75 crore and ₹200 crore, targeting approximately eight to ten projects. These projects will be exclusively developed by Casagrand, who will manage their execution from start to finish. Demonstrating strong alignment, Casagrand has committed a minimum of ₹75 crore, or 15% of the fund's total corpus, to the partnership.
This structured investment offers institutional and sophisticated investors exposure to real estate development profits through a preferred-equity model. This structure grants investors priority rights to project profits and fund distributions. Founded in 2023, Arnya manages approximately ₹3,000 crore across various real estate strategies. Casagrand, an IPO-bound entity, boasts a substantial portfolio of over 88 million square feet across numerous projects, with a significant presence in Chennai, Bengaluru, and Hyderabad.
