Summary
- Around 650 new homes are proposed for fields near Newcastle-under-Lyme.
- The development includes 30% affordable housing and a new country park.
- Construction access and traffic calming measures are part of the plan.

Land promotion company Richborough has unveiled proposals for a significant housing development comprising about 650 homes on fields adjacent to Newcastle-under-Lyme Golf Club. The planned community will offer a range of properties from two to five bedrooms, importantly ensuring that 30% of the homes are affordable. This initiative aims to meet local housing demand while also fostering economic growth and providing essential green spaces for public enjoyment.
The development site, earmarked for 550 homes in the borough's draft local plan, also includes plans for a substantial country park. This park, situated southwest of the housing area near the M6, will feature allotments and a community orchard, remaining within the green belt. Access to the new homes will be via two new junctions on Whitmore Road, with measures to reduce the speed limit and introduce a pedestrian crossing to enhance safety.
Richborough is currently consulting on these proposals, with a planning application expected by the end of the year. The development is projected to boost local businesses through increased spending and create jobs during the construction phase. The new country park is designed with "extensive areas of green infrastructure" and will offer play areas for children and connections to existing open spaces for cyclists and pedestrians.
